A title may help you identify results if you have printed out several scenarios of the calculator.
Choose whether the policy is for a Lender, Owner, or Both. The rates used for 'Mortgage Policy', 'Owners Title Insurance Policy', and 'Combination Rate' will be determined by the selected type.
The price paid for the property.
The amount loaned or mortgaged against the property.
Choose the state where the property is located. Many of the standard charges will change depending on the selected state.
Choose the Minnesota County where the property resides. The chosen county determines the rate used for the 'Mortgage Registration Tax' and the 'Conservation Fee'. (You will not be asked to choose a county for Wisconsin since it would not affect the calculations.)
Choose 'Yes' if this is an ARM or Balloon mortgage.
The calculated policy premium amount. The calculation uses 'Purchase Price', 'Loan Amount', or both depending on 'Policy Type' and 'Property Location'.
The company's standard amount for this service. This amount may be different for Minnesota or Wisconsin.
Enter the number of charges that apply. The company's standard amount for each charge is shown as well as the final total. This amount may be different for Minnesota or Wisconsin.
The number of charges from the 'County Recording Fees' section below are added together and the total shows here as the number of charges that apply. The company's standard amount for each charge is shown as well as the final total. This amount may be different for Minnesota or Wisconsin.
The tax is calculated per $100 of 'Price', 'Loan Amount' or 'Mortgage Amount'. This rate may be different for each Minnesota county or Wisconsin.
Many counties in Minnesota require a Conservation Fee payment. The amount is $0 when 'Minnesota County' is 'Other Counties' or when the property is located in Wisconsin.
